I left the motel the next morning to pick up dad for our golf game, I was thinking about Ty and Kyle and how happy they were. Hell, everywhere I looked last night there were happy couples, Ray and Laura, even Todd and Amy seemed happy. I thought about Eli, why had we never considered each other anything more than friends? I pulled into the drive and dad was coming out the door with his clubs, I opened the trunk and then noticed Mike and Jeff were also coming out the door with their clubs. I looked to dad, he shrugged, “your mom thought we should invite them, I hope you don’t mind.”

Dad asked, “is it ok that they come along? Your mom thought we should all try to get along better.”

Dad nodded, “I know, if it makes you feel any better, they never include me in their talks either.”

We got checked in and pulled up to the first tee, as we were getting ready to tee off, I heard Mike and Jeff talking again.

Jeff said, “the location isn’t ideal, but the price is right, we will probably have to do a little remodeling to fill the rest of the building, but we figure we will have our investment back in less than ten years.”

I thought to myself, here is your chance to make an effort. I asked, “so Jeff, what kind of property are you thinking of buying?”

He just looked at me with a you won’t understand look, “it’s a small office building that’s for sale back home?

I nodded, “what the current occupancy?”

He gave me another look, “well, right now it’s 50%”

I grabbed my driver, “are you able to pay cash for the property?”

He looked to Mike, “well, no, my partners and I have the 20% down payment but we will need to borrow the rest.”

I could tell he was starting to get annoyed with me, I took a practice swing and said, “you’ll never make the payments with only 50% occupancy, most banks will require at least 70%, and if you do any remodeling before that you’ll push back the return on investment by at least 5 years.” I teed my ball and drove it right down the fairway well over 200 yards.

Jeff looked at Mike and then back to me, “what does a guy that writes commercials for living know about real estate investing?”

I put my driver back in my bag, “well Jeff, about five years ago me and four of my friends from college bought an office like you are describing, one of the guys, Joe, is a commercial real estate agent. He’s the one that told us all about occupancy rates, and that the location was important, ours is downtown near other office buildings, you said yours is in an industrial area?”

Jeff said, “yeah, it’s near a couple factories, it used to be a corporate headquarters until the business was sold and they consolidated offices.”

I nodded, “you won’t get any insurance companies or any other office-based businesses to move to an industrial area, that’s why it’s only half full right now.”

Jeff was stunned at what I just told him, “Where did you get enough money to invest in commercial property, what do you make 60 to 70k a year. I make over 100k, and I am now just able to start to invest in something like this.”

I smirked, “well Jeff, you’re right, my base salary is 65k, but I also get paid a bonus for every successful ad campaign my team completes. That office building, I was telling you about, we paid off the note on that six months ago, so now my share of the rent I get, pays the rent on my apartment. I also own shares in a golf course, that doesn’t bring in much cash, but I have a free membership and the small yearly dividend I get allows me to buy a set of starter clubs for of the kids I coach in our youth league. I have given over 100 kids a set of clubs and taught them the game in the last 5 years. I have well over 250k in my 401k retirement account, my plan is to retire by the time I am 40.”

Jeff was just standing there with his mouth open staring at me, and dad was just trying to keep from laughing.

Mike looked at dad, “did you know about all of this?”

Dad nodded, “yep, he called and asked me for advice on all of it.”

Jeff finally spoke, “well, you don’t have a wife and kids, so it’s easier for you to save like that,”

I agreed, “you’re right, but I also don’t live in a fancy new house like you do or drive a new SUV that costs a full year’s salary. My 7-year-old Jeep works just fine. It’s all about the choices you make.”

Mike said to dad, “I can’t believe you knew all of this.”

Dad just smiled, “well Mike, you just have to talk to your brother, he’s not a little kid anymore.”

Mike looked down, “I guess not.”

The rest of the morning was kind of quiet, I was strangely satisfied with myself for putting Jeff in his place and hopefully my brother would stop treating me like a child. The only thing that I was disappointed with was not being able to talk to dad about me wanting to find a relationship.
